The Directv tech is here to replace my faulty HR20-700 with a HR22-100. Before he leaves, what am I gaining or losing?

Larger hard drive (HDD,) it will store about twice as much programming as the old one.
If you pick up locals from an antenna it will require the AM-21 external tuner.

Some people have reported extremely slow response time in the HR22-100, but I haven't noticed this, although mine is a little slower than my HR20-700.
