Directv to lease receivers, a smart move?

With all the news about Directv starting to lease gear instead of selling it I was wondering if this wasn't just a smart way to get rid of the commitment to exchange old receivers by new MPEG4 ones. I own 2 HD-TIVO and expect soon to have them replaced by the new Directv HD DVR. With this leasing talking, don't you guys think that Directv will just offer to replace the gear "at no cost" but actually meaning "no initial cost" and making us to pay for the lease of the new gear on monthly basis? Doesn't it smell fishy?
 
If you lease you can no longer turn in your equipment to waive the cancellation fee.
